With each passing year, the popularity of the Outer Banks as a premier vacation destination grows, and thus the demand for rental properties grows right along with it.
With a goal to connect people with the beauty and lifestyle of the Outer Banks, Coast ‘N Currents Realty has positioned itself to meet the needs of vacationers and homeowners through strong communication, strategic pricing and local expertise.
What sets Heather Cater and Brook Sparks of Coast ‘N Currents Realty apart is how they merge their local real estate expertise with a smaller, select portfolio of impeccably managed properties. In just a few short years, Cater and Sparks have turned their combined experience into a successful vacation rental business with properties from Corolla to Nags Head.
“Local knowledge is one of our greatest advantages,” says Sparks, a tenured Outer Banks real estate professional.
Together, Sparks and Cater, another accomplished veteran of the local rental market, work diligently to foster true partnerships with their clients. Understanding their clients' unique goals is at the very core of their business.
“We work hard to maximize rental revenue while preserving the integrity and long-term value of their homes,” Sparks adds.
For Coast ‘N Currents, the past year was all about consistency, relationships and adaptability.
“One of our biggest milestones was navigating a shifting market and helping homeowners understand the changes that we are seeing in our industry as professionals,” says Sparks, reflecting on the past season.

“Helping our homeowners understand the strategies that we are implementing allows us to help them achieve their rental and revenue goals.”
Embracing flexibility and honing their skills to meet their homeowners where they are is crucial for Coast ‘N Currents.
“Our homeowners have varying levels of involvement,” Sparks says. “Some are very hands-on, while others prefer that we simply handle it with minimal communication. We are happy to support both, tailoring our services to match each owner’s preferences.”
In looking forward to a fruitful year of growth and success, Sparks notes that Coast ‘N Currents’ goals remain the same: to protect homeowner investments while maximizing rental performance and offering the guest a memorable experience.
“We’re excited for our guests to experience the upgrades and updates across our inventory,” she says. “We will continue to elevate the guest and homeowner experience through technology upgrades, streamlined communication, enhanced marketing and thoughtful property presentation.”

Revenue management is a necessary tool in today's rental market, but Sparks and Cater stop short of relying on technology.
“This type of software may assist and suggest rates, but it does not control our rate system,” Sparks says. “There is value in having a person oversee any AI pricing tool, and like other aspects of managing property, pricing property should be highly individualized.”
She adds that managing a property is more than bookings.
“It’s about helping homeowners navigate the challenges that innately come with owning and renting a vacation rental on the Outer Banks,” Sparks says. “We’re proud to continue to raise our standards for amazing guest experiences while helping owners make smart, informed decisions in a market that’s always evolving.”
